Anacostia Mixed-Use Building | Washington, DC

The building occupies two adjacent infill lots along the historic main street area of the Anacostia neighborhood in southeast Washington DC. The building has been designed to infill over an existing historic one-story building on one of the lots, and a vacant parking lot on the adjacent lot. Our design for the building includes a retail space and a restaurant on the ground level, over 4,000 square feet of office space on the second level, and residential apartments on the third level. The massing of the upper levels of the building steps back from the front property line over the existing one-story historic structure. East and west facing apartments are provided with private balconies giving residents access to sunlight, fresh air, and views of downtown Washington DC. The choice and the articulation of materials pay reference to the historic fabric of the region and the neighborhood and are articulated in a way to give a more modern representation. The rooftop green roof serves to help reduce storm water run-off and results in improved thermal performance thus reducing the building’s energy use- for both cooling and heating.
